Householder improvements are a 12–24 month vendor pipeline, not this month's listings. New dwellings and residential conversions are nearer: 6–18 months from application to something that needs selling or letting. Demand windows are measured from the expected decision date. Postal outreach only. Mail only — no email, no SMS, no cold calls. Each letter should cite the planning reference and carry an opt-out address. The data is from the public planning register; we store no applicant names and address letters to "The Owner/Occupier".

Straight answers

Is this a list of people about to sell?
No, and anyone selling it that way is guessing. It is a list of households putting serious money into their property, which is the population future vendors come from, plus new and converted units that will need an agent. It is a pipeline to farm, not this month's listings.

Do large developments count?
Yes, and they are the strongest signal in the file. Big schemes are demoted for the building trades because a national contractor already has the work, but a forty-unit scheme is exactly the instruction an agent wants, so it is never demoted here.

Does exclusivity mean no other agent in my town?
It means no other agent subscriber on the areas you hold. The applications are public and anyone can read the register themselves — what you are buying is that we are not selling the same worked list to the agent down the road.
