Article 4 direction on our road — can I still build a porch?

Just discovered our whole road is under an Article 4 direction. We bought the house 3 years ago and the previous owners had already built a small porch (under 3m2) which we assumed was fine under PD.

Now we want to replace it with something slightly larger and better quality. Does the Article 4 remove ALL permitted development rights, or just certain ones?

The council website is really vague on this. Has anyone here dealt with an Article 4 application? How much harder is it than normal PD?

Article 4 directions vary massively. Some remove all PD rights, some only remove specific ones (e.g. front elevations only, or windows only). You need to read the actual direction document — it's usually a PDF on the council's website.

If your porch replacement is like-for-like in size and appearance, you might not need anything even under an Article 4. But if you're making it larger, you'll almost certainly need householder planning permission.

Found the direction — it only applies to front elevations and roof alterations. Rear porch is fine under PD. Thanks for pointing me to the actual document!
