Right to light survey — how much should it cost?

Our neighbour's extension is going ahead and we're considering a right to light claim. We've had two quotes for a survey: £1,800 and £4,200. Both claim to be doing the same thing (BRE methodology, 3D modelling, expert report).

Why is there such a huge difference? Is the cheaper one likely cutting corners, or is the expensive one just overcharging?

Also, at what point do we actually need to commission this? Before the application is decided, or can we wait to see if it's approved?

The £1,800 quote sounds about right for a standard BRE survey. The £4,200 one is either overcharging or including unnecessary extras like a full 3D render of the whole street.

Ask both for a detailed breakdown. You want: site survey, 3D model of both properties, BRE calculations, and a written report. Anything beyond that is probably fluff.

Timing-wise: do it before approval if you want to influence the decision. After approval, it's only useful if you're considering a legal claim.
